Dwelling coverage is based on rebuilding cost, not market value.

Your home’s market value includes land, location, and demand—things that don’t factor into insurance. Dwelling coverage reflects:

  • Construction materials and labor costs 
  • Local building costs
  • Code upgrades required after a loss (older homes)

It often costs more to rebuild a home than to sell it, which is why the dwelling amount can be higher than the home’s purchase price or appraised value.


When you switch homeowners insurance and have an escrowed mortgage, a few steps are important:

  • Your new insurance policy must list your mortgage company correctly 
  • The new carrier sends proof of insurance to the lender
  • Your lender updates the escrow account to pay the new policy
  • The refund from the previous policy should be deposited back into your escrow account. 

We coordinate this entire process to make sure there’s no lapse in coverage and no confusion with your lender.


To file a claim, contact our office or your insurance company directly. You will typically need to provide your policy number, details of the incident, any relevant documentation (such as photos or police reports), and a description of damages or losses incurred.


 Generally, all licensed drivers living in your household should be listed on your auto policy—even if they don’t drive your car regularly.

This helps:

  • Avoid coverage issues at claim time 
  • Ensure the policy is priced correctly
  • Prevent claim denials due to undisclosed drivers

Drivers who never operate your vehicle may be listed as “excluded” or “non-drivers,” depending on the situation and carrier rules.
